Synopsis of Design Guidelines

The goal of the design guidelines is that all structures on Maytag Mountain Ranch be built in harmony with the beauty and nature of their surroundings. The owners want to cultivate a western theme, maintain the native wildlife and history of the land while preserving the natural beauty of the ranch.

Building Parcels

Building parcels on each 100m/l acre lot have been carefully selected to maximize the site attributes and avoid potential site/environmental impacts while maintaining the natural beauty of the ranch land. In many cases the building parcels are in the same location as the homesteaders of a 100 years ago. The building parcels range from less than ½ acre to more than 5 acres representing a small portion of an individual homestead.

Architectural Style

The owners goal is a unified design. The existing improvements reflect Colorado life and the old west with porches, rusty tin roofs, cedar shakes and reclaimed barn sidings. The western design is key featuring; steeper pitched roofs, porches with substantial beam supports, stone chimneys, and gables. Buildings should be predominantly single story with upper floors located in the roof, with dormer windows offering natural light. Picture windows should have large overhangs making them less prominent and windows should be recessed. Building materials encouraged on the ranch include; heavy log timbers, natural battered stone, muted color for accent, all of which reflect Colorado ranch life. Structures should be low enough to blend in with the landscape to offer an uninterrupted view of the ranch against the Rockies. The maximum allowable building height varies per homestead, depending on location and visibility from other homesteads. Building mass should emphasize the horizontal using a step method to counter any grade on the homestead parcel.

The minimum building size is 2000 square feet, the maximum 8000 square feet of enclosed area. Caretaker residences are allowed if they conform to current Fremont County Guidelines and the square foot is included in the total square foot calculations. Garages up to 600 square foot do not need to be included in the calculations, anything over 600 square feet must be included.

The ranch encourages energy efficiency and they are open to alternative energy sources incorporated into a good design.

Landscaping

Owners are permitted to fence their homestead parcels in keeping with the western theme. The majority of a ranch owners landscaping should be native vegetation requiring little permanent irrigation. Maytag Mountain Ranch has extensively researched the types of plants endemic to the area, species that are indigenous, grow well and are drought resistant and wildlife resistant. A limited lawn may be permitted with as little formality as possible. Maytag Mountain Ranch has mixed its own grass seed that owners must use. Landscaping outside of the homestead parcels must be approved by the Design Committee.

The well permits for each site allows for no more than 1 acre of permanently irrigated land. Water features require coordination with the Design Committee. Swimming pools and hot tubs within the homestead, and artwork displays outside of the residence require Committee approval.

Easements

Easements for agricultural activity, fishing, maintenance and operation and maintenance of irrigation ditches, roads, utilities, recreation trails, access to lakes and creeks are allowed under a blanket easement.
